La Roseliere

We were recently appointed to assist in the design of a replacement dwelling situated on Guernsey’s west coast, also helping gain Planning permission and a Building Licence for our client.

The application involved the demolition of the existing detached dwelling and double garage, along with the erection of a replacement dwelling on this large site. The scheme also included the construction of a new detached four-bay garage and store, relocation of vehicular access and a new pedestrian gateway.

The design of the dwelling provides stunning west coast views, satisfies specific client requirements and ensures protection from the highways to allow private amenity to the south of the property. The form is broken into a series of pitched roofs to be finished in a ‘natural slate style’ solar roof with clipped eaves to provide a clean connection with the external walls. The introduction of timber cladding will soften the appearance at first floor level, wrapping inside the two protected terraces that will sit above a contrast of smooth-rendered walls at ground floor level.

The proposed dwelling was a testing project due to the site location on a corner plot in close proximity to Cobo’s local centre. However, our design team successfully implemented our client’s requirements and clearly demonstrated and justified the design against all relevant Planning policies to achieve Planning permission.

“The Island Development Plan looks to balance public interest and individual choice but also protect and where possible enhance the built and natural environment. Outside of designated areas there is much more flexibility regarding replacement dwellings.

This project is one of many at Cobo in recent years. It’s a developing area so there is no doubt there will be future replacement dwellings along this coastline.” said James Gavey, Director of JGA.

An exciting project for our team to be involved in, we wish our clients every success in taking the design successfully through the construction phase.
